Before You Buy Dirt Near Harbour View
Harbour View is a region of northern Suffolk, not a single subdivision. Riverfront, Eagle Harbor, Founders Pointe, Burbage Grant, Bennett's Creek Quarter, and the Townes sit between the Nansemond River, Sentara Obici Hospital, and the Harbour View Marketplace. Some of those streets are finished. Some still have lots. A family driving through on a Saturday can mistake a completed neighborhood for a place where a new custom house is simple to drop in. It is not always simple. The question is which dirt is left, and what that dirt can hold.
This is the Suffolk side of the I-664 run toward Norfolk and the shipyard. Daily life is the hospital, the Marketplace, the river, and the school morning, not the Oceanfront. Lots and neighborhood rules change by subdivision. A street of production houses and a remaining parcel on the edge of the same area are not the same purchase. One is a house. The other is land, and land has to be read before anyone prices a plan.
If you are looking at remaining dirt near these finished streets, ask four things before you get attached to an elevation. Where is the buildable pad, once easements and any Resource Protection Area are drawn. A buffer along tidal wetlands, connected nontidal wetlands, tidal shores, and perennial water is not leftover yard. Suffolk's Chesapeake Bay rules treat that buffer as not less than 100 feet landward of those features. A lot can look open on a photo and still lose the strip you were counting on for the house.
Second, what does the ground say. A full soil report covers the foundation, septic, and well. We work with engineered systems and can arrange that with our vendors or the client's. Public sewer on one street does not mean the parcel next door is on sewer. A well and an engineered system change both the placement of the house and the calendar.
Third, what the neighborhood already requires. Some sections have architectural review, a minimum size, or a garage rule. A plan that works on a rural Suffolk lot can be the wrong width, the wrong roof, or the wrong garage for a Harbour View section. Bring the recorded restrictions with the survey.
Fourth, who is driving, and when. I-664 is the spine. Off-peak it is one of the cleaner runs from this part of Suffolk toward Norfolk. Peak is a different drive. Do that drive on a weekday before you decide the location is the whole answer.

The plans that usually make sense here are family plans, not estate plans for their own sake. The Kenston is about 2,540 square feet over two stories, with an optional third floor. The Jamison is about 2,920 square feet, main-level living plus a room over the garage with its own bath. The Ava is a one-story, four-bedroom plan of about 2,824 square feet. The Kellan Gen-FLEX is about 2,986 square feet when someone in the house needs a separate suite. The Glendan is about 3,260 square feet and five bedrooms. None of those is a promise that a given lot can take it. The pad decides.
